“What’s the difference between Zillow and”

The main difference is that (operated by the National Association of Realtors) directly reflects our MLS (Multiple Listing Service) which Realtors use when listing and searching for properties. MLS is overseen by a board of brokers.’s information is updated almost instantaneously when there is an addition or change made on the MLS. Zillow and Trulia is not, and there is a lag in time – sometimes hours or even days before the information is updated.

Zillow and Trulia derive their information from other sources (company websites, hotpads, etc.). A major difference is that Zillow and Trulia can have incorrect data such as price adjustments not being shown, houses that are under contract showing as active, and their “Zestimates”. “Zestimates” is not a very good indicator of true market value. It gives a very general number taking into account foreclosures, short sales, rehabs, new construction, etc. Someone from Zillow isn’t showing up at the house to give a true evaluation of market value, which would take into account your new living room addition, remodeled kitchen or the fact that you have a finished basement. Both Zillow and Trulia also sell ads to real estate agents. Those recommended agents paying for the ads may not necessarily be the listing agent for that home.
